Generally, there are a number of checks to be done during an a/c tune up. It starts all the way back to the thermostat. The following is included or should be.
SUMMER CHECK [This is your first maintenance]
The thermostat temp is checked to make certain that it is within room temperature. A/C system does get started to make certain that the whole system is functioning before the check begins. Once we know the whole system appears to be running, it is then shut off at the thermostat. So at this point it will be off. This is time to check the air handler [this is the indoor unit] usually it is in the garage or some part of the house. The filter will also be checked at this point.

The air handler doors are removed to have access to the interior of the a/h [furnace]. The tech will make certain that the insulation is in tact, all electrical connection are in good shape. Also checks for any burn marks on circuitry or wires. If anything is found, the tech notes and notifys the home owner. The blower amps are check when system is running. The blower wheel is visually checked for any loose fins, out of balance, or to what degree of build up is on the wheel. The evaporator coil is also checked for blockage and condition. Again, anything abnormal the technician will note. Also they will let the home owner know the situation. The doors are put back on, and the thermostat is turned on in the cool mode. The condensate drain line is also clear/cleaned out at this point
The technician will then go outside, outside the tech will apply guages to the system, also check the amps on the motors, and all electrical components. Also check the condenser coil for blockage. Usually, if there is any issue, the tech will be able to see from the readings gotten.

WINTER CHECK [This is your second maintenance]
Your second maintenance is the same as the first. Every is done the same. With the exception of a couple added steps.
Your heating cycle is then checked at this time to be certain that you are ready for the cold weather to come. If you have a heat pump system, this is where the outside unit operates in both winter and summer, then when the thermostat calls, it will be checked in both positions along with the off position. Also, the pressures will be slight different, so they have to be checked in heat mode for an acurate reading.
There is a range of degrees/temp variences/motor readings/guage readings/system blockages that all make up for the proper operation of your air conditioner. So, what does an a/c tune up include? Everything above that is done by a professional that knows what they are doing.
Anything that is abnormal during your maintenance, the technician will let you know the findings, and at that point, you will be given the option to let it ride or fix the problems found.
You want to know how long it takes to do a maintenance. They will vary in time. It all depend on the condition of the system. Also what obstacles it is to get to the system. Generally they can take anywheres from 30-60 mins, sometimes longer.
