If you want to know how to maintain your air conditioner yourself, here are some things that is a must to helping to keep your system running efficiently. It is still recommended to have a maintenance twice a year. Because you need a record of how your system is doing.
1. Hose the outside condenser every couple weeks. By doing this you are keeping the coils clear of any dust and debris.
2. Keep shrubs away from condenser. Too much foliage coverage or any sort of fencing close to the condenser has the ability to restrict the air from being able to come thru the coil. The system needs equal outside air to pass thru to provide proper operation of system.
3. Keep distance of any obstruction from around outside condenster, should you need service and the technician cannot access the condenser properly, they are at liberty to not service the system. The more open space the condenser has, the better.
4. Clean or replace the air filter on a regular basis. Dirty filters, will only push the dirt that is already on the filter thru and leave new dust. This is what will cause your filter to start clogging up, and your home will start building dust.
5. Make certain that you properly maintain your drainline. Many homes these days are provided with service opening on the pvc pipe coming from the air handler [a/h]. This is part of the drain line. With the system in standby mode, you can simply pull the cap up and add 1/2C of vinegar followed by 1/2C hot water to your drain. This will help keep scum and slime out of line.
Just these few things will help tremendously to keeping you system in top shape.
